The 15 projects shortlisted by the judging panel include homes from all over the world, from Brazil to Sweden to Japan
The private house occupies a unique position in both the history of architecture and human imagination. Beyond its core function of shelter, it is an object of fantasy, a source of delight, a talisman and a testing ground.
This year’s judging panel includes:
- Manuel Cervantes, founder of Manuel Cervantes Estudio, whose post-hurricane houses won AR House awards 2024
- Catherine Ince, curator and writer and currently a trustee of The Cosmic House and Jencks Foundation
- Jeannette Kuo, professor of architecture and construction at the Technical University of Munich and co-founding partner of Karamuk Kuo, whose House on a slope was shortlisted for the 2021 AR House awards
The judges were interested in houses that ‘not only solve a programme, but propose a possible world’. They paid particular attention to the way projects consider material ethics, constructive intelligence and dialogue with tradition, while also assessing the quality of the spatial experience and the buildings’ relationship with climate.
The winner and commended projects will be announced online later this month and published in the December 2025/January 2026 issue of The Architectural Review.
